RESERVATIONS & DEPOSITS Boulder Brook accepts reservations up to 12 months in advance. All reservations must be guaranteed by a deposit of 50% of the total stay. The balance due will be auto charged to the credit card on file 7 days prior to check in.
CANCELLATIONS Cancellations 8 days or more days prior to scheduled arrival are eligible for a deposit refund. Cancellations within 7 days of scheduled arrival are non-refundable. No refunds or re-schedules are allowed after check-in. No shows are considered a cancellation within 7 days of scheduled arrival and are not eligible for a refund.
TRAVEL INSURANCE Guests are encouraged to purchase travel insurance to protect against losing their deposit in the event you need to cancel or change your reservation for a covered reason. To purchase travel insurance: CLICK HERE
OCCUPANCY Standard room rates are based on two adults. Extra adults are $10.00/person/night. Undeclared overnight guests will be charged $25.00/person/night. Children are not allowed in Spa Suites. Guests that exceed room capacity or child restrictions will be asked to leave the property with no refunds.
CHECK-IN AND CHECK-OUT Check-in begins at 3pm. You will receive an email and/or text with self-check-in instructions on the day of arrival. Check-out time is 11am.
NO SMOKING PROPERTY Boulder Brook is a NO SMOKING FACILITY, indoors and outdoors. Smoking is not permitted in the suites or on the resort grounds. Smoking includes cigarettes, marijuana products, and vapor/e-cigarettes. A $150 fine per day will be assessed if any signs of smoking are found. Guests found violating this policy may be asked to vacate with no refund.
PET POLICY Pets, other than certified service animals, are not allowed on the property. A $150 fine per day will be issued if a pet is discovered in your suite, reported to our staff, or if we find signs that a pet has been in your suite. Guests found violating this policy may be asked to vacate with no refund.
PARKING Room rental includes parking for one car per room (Riverview Suite and Mountain Suite can accommodate two cars parked tandem). Short-term visitor parking may be available. Please check with the Front Desk. All cars must be registered at the Front Desk. Non-registered vehicles are subject to tow. Sorry, we cannot accommodate RVs on the property.
CHILDREN Children are welcome at Boulder Brook in all units but the Spa Suites. Please supervise children at all times on Boulder Brook grounds and respect the privacy of other guests by avoiding activity near their units. Children must be supervised at all times in the hot tub.
HOT TUB The outdoor hot tub is available to all guests. Children must be supervised. Please be gentle with the cover and replace it when you are done. Please do not eat or drink in the hot tub. Hot tub towels and bathrobes are available at the Front Desk. This is a no smoking area. NO GLASS IS ALLOWED IN THE HOT TUB AREA.
BICYCLES We do not allow bicycles to be placed or stored in the suites. They can be locked on your front or back decks. A $150 cleaning fee will be issued if a bike is discovered in your suite or if we find signs that a bike has been in your suite.
BOARDING PASSES The Front Desk staff can print boarding passes for you. Please provide them with the information necessary to check-in online. You will not have direct access to the computer.
FISHING You are welcome to fish (catch and release only) in Fall River on Boulder Brook property. A Colorado fishing license is required and can be purchased at several area businesses.
LOST AND FOUND Lost and found items can be turned in or collected at the Front Desk. The Front Desk maintains a log of all items turned in and holds items for 3 months.
PICNIC & GRILL AREAS Picnic & grill areas are located throughout the property and are open to all guests. The grills are gas powered. Grilling tools may be borrowed from the Front Desk. Please do not move the grills.
TOWELS AND OTHER BOULDER BROOK PERSONAL PROPERTY Boulder Brook offers many personal items for guest use during their stay, including extra towels, bathrobes, and BBQ utensils. These items remain the property of Boulder Brook and should be returned to the Front Desk or left in your room at check out. Do not remove Boulder Brook property from the premises. Missing items will be charged to the credit card provided by the guest at check in, based upon management's replacement value.
